WALKING THE LOT

Once the plans are drawn, we are almost ready for the bid process.  First we need to understand what level of finish out we will put in the home so we stay within your budget.  We will go through the plan room by room and specify materials.  We know you may want wood floors in the great room, but we don't know what kind of species of wood you desire or how you would want them finished.  You will also be given allowances for certain items.  Allowances may be but are not limited to plumbing fixtures, flooring, lighting fixtures, appliances, cabinets, landscaping and counter tops. We will then give you an allowance for additional item requests/upgrades. 
The plans will be sent out for bid to the contractors who we have established relationships with and trust, but most importanttly will deliver a product to our specifications.  Once the budget is built, we will sit down together and go through it.
Upon approval we will get into contract and start the permit process.
It is very important to us to keep in communication with you as we move through the steps of building your home. Communication may be in the form of a phone call, email or text message.  Let us know what you prefer.  As we get underway it will be very important to have your personalized selections made.  We will schedule walk throughs as construction progresses.  As things start to take shape you will see things and have ideas of changes. We will discuss the change and make sure it's possible.  A change request will be written and we will get it priced out. We will communicate any changes in cost, and changes will be paid or credited at that time.  We will be with you every step of the way to ensure your dream home becomes reality.
By this time, we have a comfort level with each other.  We know what kind of home and what kind of budget we are looking for and we can visualize how the home will sit on the lot.  We will sit down with the architect or designer and work together to come up with a concept.  You will bring pictures and ideas of what you are wanting and the style you like.  Once you have apporoved the concept, you will contract with the architect or designer to complete a full set of working drawings.

After meeing face to face we will have a good understanding of what you are looking for.  Building a home is emotional and it's important we are able to work together to make it an enjoyable process.  We will keep all lines of communication open.  Afer all, step-by-step we are creating your home in front of you.                                            You will have questions and will most likely want to make some changes.
We want to spend time with you walking the lot.  Some lots have unique challenges that people may not be aware of.  Slopes and retaining walls, drainage and existing trees are just some of the considerations.  Some of the other questions include for instance, "where does the sun set?,will you put a pool in now or in the future?, are the neighbors going to be looking right into your backyard, does the house plan need to be flipped for privacy?"
